Through FRP Development Corp. & Florida Rock Properties, Inc. we operate as a full service real-estate company with four distinct business segments: Asset Management, Mining/Royalty Lands, Development, and Stabilized Joint Ventures.
Our market knowledge coupled with strategic positioning allows FRP, through value-add acquisitions and speculative warehouse construction, to deliver best in class leasing and property management services that meet tenants' needs and maximizes return thresholds. We pivot when and where necessary for acquisitions and dispositions.
We maintain ownership in lands containing mineral deposits in Florida, Georgia, and Virginia
Florida Rock Properties, Inc. owns multiple properties comprising over 15,000 acres leased for mining rents and royalties with reserves totaling over 500M Tons of aggregates. Current tenants include Vulcan Materials, Martin Marietta and Cemex. We are constantly evaluating these properties for their highest and best use for a potential second-life.

FRP constructs its buildings for long term value and utilizes best practices for longevity and reduced maintenance costs. We build state-of-the-art concrete tilt wall warehouses with excellent proximity to major interstate highways.
FRP purchases raw land to fuel its development pipeline. Our land development platform seeks to deliver finished land parcels for commercial or residential use.
FRP invests in ground up projects that are strategically located in areas of population growth and positive economic metrics. We deploy capital into repeatable strategic partnerships where we can work alongside third party operators and management teams.
FRP serves as a Capital source for trusted partners engaged in residential land development activities for ultimate sale to third party homebuilders. This unique use of Capital allows us to exploit our expertise gained over decades, without shifting from our primary focus of in-house land development and construction of industrial properties.
