Company Overview

FRP is a full service Maryland real estate development management company specializing in commercial and industrial real estate. The company is a wholly-owned subsidiary of Patriot Transportation Holding, Inc., a Florida-based holding company engaged in the transportation and real estate business. 

FRP has demonstrated ongoing growth and success with its developments in the Baltimore metropolitan area.  Started in 1989 with a core of three buildings with one additional building pad and seven employees, FRP through its Developed Buildings/Land Division has since grown to include 23 buildings located in 10 separate business parks and 24 employees.  FRP's current building portfolio totals approximately 2.5 million square feet of space. 

In addition to the building construction, the company has developed two business parks in the Baltimore area.  Lakeside Business Park located in Edgewood, Maryland and consisting of 120 acres, was started in 1996.  When fully developed, Lakeside will have 1.2 million leaseable square feet of buildings.

In 1999, FRP commenced development of a 60-acre parcel within two miles of the Baltimore-Washington International Airport called Hillside Business Park.  The site is located at the intersection of Baltimore-Washington Parkway (Route 295) and Route 100 and provides for a gross potential of up to 600,000 square feet of industrial office buildings.  

Future projects include Windlass Run Business Park located in southeastern Baltimore County, Maryland off the intersection of MD Route 43 extended and Campbell Boulevard and Commonwealth Business Park located on Commonwealth Avenue west of I-295 in Jacksonville, Florida.

Mission Statement

The mission of FRP Development Corp is to become a premier, independent, real estate development company specializing in the construction, ownership, and management of office/warehouse and flex-type facilities.  We will seek opportunities that allow the exploitation of our land development expertise along with our construction and property management capabilities.  Our focus will be on accumulating land and/or existing buildings to create a critical mass of 500,000-750,000 square feet in a given market area. This direction will not preclude diversification into other types of development such as “strip” shopping centers and mid-rise office buildings, provided these opportunities reinforce and support our core business.In addition to maintaining our existing portfolio, current emphasis is on the exploration of sub-markets within a 1.5 hour travel time radius of our headquarters in Baltimore County, Maryland, that offer us the ability to augment our existing asset base and/or enter new markets.   Growth will be orchestrated by an income stream generated from our developed building portfolio, royalties and sales proceeds from our mining properties, and the sale of horizontally developed land not applicable to our core business.  We will accomplish our mission by maintaining a strong capital structure and suitable investment returns for our investors.
